However, damp is not a single problem with one universal solution. A dark patch near a window may be condensation, while staining below a chimney could point to rainwater penetration. Why damp often gets worse in winter
Listed and traditional buildings are commonly built with solid walls made from materials such as brick, stone, lime mortar and lime plaster. These materials can absorb and release moisture, helping the building manage small changes in humidity.
Winter can upset this balance in several ways:
- Cold surfaces encourage condensation. Warm, moist indoor air can condense on cold walls, windows, corners and chimney breasts.
- Heavy rain increases water penetration. Roofs, chimneys, gutters, downpipes and exposed walls face more driving rain and strong winds.
- Moisture dries more slowly. Lower temperatures reduce evaporation, meaning wet masonry and timber may remain damp for longer.
- Ventilation is often reduced. Windows are kept closed and vents may be blocked to retain heat.

Traditional buildings may not have modern damp-proof courses. This does not automatically mean that one should be installed. Historic buildings were often designed to manage small amounts of moisture through evaporation and ventilation.

4. Plumbing leaks
A leaking pipe, radiator, bathroom fitting or water tank can create dampness that has nothing to do with the weather.
Plumbing-related damp is often:
- Localised around a pipe run or fitting
- Unaffected by rainfall
- Persistent throughout the year
- Associated with staining on ceilings or walls
- Accompanied by a musty smell or mould
If a damp patch appears below a bathroom, kitchen or radiator, it is sensible to investigate the plumbing before assuming the building fabric is at fault.
A sensible winter inspection checklist
Before considering invasive repairs, inspect the building methodically.
Start outside
Check:
- Roof tiles, slates and valleys
- Chimneys, flashings and parapets
- Gutters, downpipes and gullies
- External pointing and render
- Window and door surrounds
- Air bricks and subfloor ventilation
- Ground levels and paving near the walls
- Drains and visible pipework
Inspecting the rainwater system during or shortly after heavy rain can be useful. A gutter may appear sound in dry weather but overflow when carrying a larger volume of water.

How damp should be repaired in a listed building

1. Repair the source of water

2. Allow the building time to dry

3. Use compatible materials

The correct mix and application method still matter. A repair that is described as “lime-based” is not automatically suitable for every listed building.

Some popular damp treatments can be unsuitable for traditionally constructed buildings, especially when recommended without a full diagnosis.
Be cautious about:
- Injected damp-proof courses proposed solely because of a meter reading
- Cement render or hard cement pointing on soft historic brick
- Waterproof paints and impermeable coatings
- Internal tanking that prevents walls from drying
- Removing original plaster without checking for historic finishes
- Lowering ground levels without considering foundations and archaeology

Do you need listed building consent?

Frequently asked questions about damp in listed buildings
Do I need listed building consent to treat damp?
Sometimes. It depends on what work is proposed and whether it affects the character of the listed building. Like-for-like maintenance may not need consent, but replacing historic plaster, altering floors, changing external finishes, inserting a damp-proof course or removing original fabric can require approval.

Why does my damp seem to get worse in winter?

Is rising damp a real problem in old houses, or is it often misdiagnosed?

If rainwater is getting in, ventilation is poor or moisture is trapped in the wall, a dehumidifier may reduce symptoms without addressing the cause. Why didn’t my damp treatment work the first time?
